Excellent location. Yes, there are a lot of homeless in the area, but nothing dangerous, It is part or what Vancouver is.

We got a great upgrade!
Homeless around the property, we were able to hear them yelling and screaming in the middle of the night. We were awake a couple times because of the sound.

Acceptable hotel for our budget...
Its an older building thats had some renos and upgrades over the years. The pull out sofa bed was the usual horribleness ya expect in hotels, totally uncomfortable. The price is good for an older Vancouver hotel, the location was good for our needs. The hotel restaurant breakfast was good. The staff were also accomodating and polite. This hotel met our budget oriented needs, and was perfectly comfortable for the money we paid.
Typical uncomfortable sofa bed, that all hotels seem to have. Why cant hotels buy a decent sofa bed mattress?!?!?!

Superb
The manager Bruce was very considerate, high efficient, and professional. He helped solve problems and make us feel welcome. The room is very clean and comfortable.
The location, to be specific, the environment in the downtown area made us very nervous.
